Your Homes Value

The road to selling a home is a long one that begins with the decision that it's time to move on from Plano and ends with you and your family happily settled into your new Brampton real estate. Along the way you'll have to set a value to your home so you have a number to list in the ad. Deciding on the right figure is a complex process. While there are some home value estimation tools on the internet that can give you a ballpark, the final figure should be worked out jointly with your real estate agent. Here are some things to consider.

Location

The neighborhood in which your home is located has a big impact on the price. A home is a safe suburban neighborhood will often have a higher value that an identical home in an inner-city neighborhood that is experiencing urban blight. At the same time, suburban homes like Oshawa homes will lag behind their compatriots in Toronto neighborhoods like the Annex and Rosedale because the latter are much more convenient to downtown and the same is true in Plano. Other neighborhood factors that can effect your price: nearby parkland, proximity to industrial development, the type of people who live in your neighborhood (e.g. drug dealers, families, students) and the amenities close by (e.g. grocery stores, pharmacies, schools, recreation centers).

Size

Naturally a larger home will be worth more than a smaller one in a comparable situation. The more space there is for buyers to spread out the more valuable your home will become. Plano houses that are more like Mississauga homes with extra space for a garage or a playroom will be highly desirable, thus raising the price. Lot size is just as important a factor as the size of the home itself, since having a large lot opens more possibilities for the family moving in. They can consider additions like a garage, swimming pool, or backyard deck, or simply leave the space as grass for their children to enjoy.

Number of rooms

Space is good, but economical division of space is what makes a home great to buyers. A Toronto condo with two large bedrooms isn't as useful to a family of four as one with four smaller bedrooms, so if it comes down to it buyers will more often choose the higher number of rooms. Bathrooms are also a particularly desirable item to buyers. The more your home has the better, even if some of them are half-baths with just a shower instead of the tub. The aim here is to make it easier for everyone to get ready in the morning.

Market conditions

If you're selling a Rockwood home, your home's price will be adversely affected if a large group of your neighbors decide to flood the market with Rockwood homes for sale or there is a global recession. While the previous three factors can be controlled to some extent by you, the seller, market conditions cannot. You can choose to wait, but markets are such fickle, unpredictable things that you are better off doing what you need to do when you need to do it.
